When does the 30-day clock start?
The 30-day guarantee period begins once you have successfully obtained an occupancy permit from the relevant municipality and the property is legally available for occupancy. It does not begin at listing.
What happens if we don't lease within 30 days?
If your property isn't leased within 30 days of the occupancy permit being issued, we continue marketing and leasing efforts at no additional leasing fee to you until a qualified tenant is placed.
Does this apply to all properties?
Yes — this guarantee applies to all properties we manage. Units subsidized by HUD programs such as Section 8 do not qualify.
What if my property needs work before it can be leased?
The clock doesn't start until the occupancy permit is in hand, so completing any necessary repairs or improvements before that date does not count against your 30 days.
