Service Animals
We will authorize service animals per the guidelines in HUD publication FHEO-2020-01. Service animal verification will be done by a third-party service through Petscreening.com. There will be no charge for this service if the animal is verified as a service animal.
Dogs & Cats — Approved Pets
You are allowed up to a total of two (2) Dogs and/or Cats during your tenancy. No more than two (2) total pets will be allowed. All Dogs and Cats must be pre-approved through our pet screening process via Petscreening.com. Your animal will receive a "Fido Score Rating" of 1–5 stars, which determines the monthly or annual Pet Rent.
Pet Rent Schedule (per pet)
You pay one or the other — either the one-time annual fee or the monthly fee each month. For example, a 5-star pet would cost either $300 paid once per year or $30 per month.

Unapproved Pets Found on Property
Any Dog or Cat found at the Rental Unit without prior approval will incur an immediate Pet Rent of $200.00 and must go through the pet screening process.
- • 1 or 2 Star Rating: You will be required to remove the pet within 24 hours, or you will be considered in default of the Lease Contract.
- • 3+ Star Rating: Annual pet rent must be paid immediately or the pet removed. Monthly pet rent is not an option in this situation. Failure to comply = default of Lease Contract.
All Other Animals
Mammals (other than Dogs & Cats): Strictly prohibited.
Reptiles & Insects: Strictly prohibited.
Fish: Allowed with prior approval. You must provide the exact make and model of the tank for our records. You will be responsible for all damages including cleanup, labor, water damage restoration, and any other repairs if the tank fails.
Birds (one only): One bird allowed with prior approval. You must provide the exact make and model of the cage for our records. Pet rent of $300 annually or $30/mo applies.
General Rules & Enforcement
- You must remove any illegal animal within 24 hours of notice, or you will be considered in default of the Lease Contract.
- If you or any guest or occupant violates animal restrictions (with or without your knowledge), you'll be subject to charges, damages, eviction, and other remedies provided in the Lease Contract.
- If an animal has been in the Rental Unit at any time during your occupancy (with or without consent), you will be charged for resulting damages.
- There are absolutely no instances in which any animal is allowed at the property without Landlord's prior written approval — this includes visitors' animals and pet-sitting.
- If an animal is found at the property, it will be considered yours, and you will be responsible for all subsequent pet charges.
No Pet-Sitting — No Exceptions
"I'm just watching it for my brother/friend/neighbor…" — This is not an exception to our pet policy.
Pet-sitting is strictly prohibited. Any animal found at the premises — regardless of the explanation given — will be considered the property of the tenant and subject to all pet fees, charges, and enforcement actions outlined in this policy and the Lease Contract.
There are no exceptions. If an animal is found at the property, you are responsible.
